When Guests Wreck Your Airbnb: What to Have Ready Before it Happens

One of the worst feelings is walking into the property you've put time and money into, only to see it trashed or wrecked by guests who don't care…And then the platform you're using says that they can't refund you for the damage or charge the guests extra. So, what do you do to avoid this scenario? Here are some things I've learned over the years.

Document Everything with Photos & Videos

Take high-quality, time-stamped photos and videos of your property (inside and out) before every check-in. These are essential if you need to prove damages.

Have a Detailed Inventory List

Keep an up-to-date inventory of all items in your rental, including furniture, electronics, kitchenware, decor, etc. Include brand, model, and estimated value. If they break the television, you want to have the right proof!

Set Clear House Rules & Share Them

“But it didn't say we couldn't have a party in the rules!” will often be the excuse. Don't let that happen! Make your expectations clear in writing. Share rules through the booking platform, by emailing it to the guest in advance of check-in, and having a book printed inside the home, especially regarding parties, smoking, pets, and guest limits.

Vet Your Guests (When Possible)

Use platform features or third-party tools to screen guests, this includes checking their reviews, verifying their ID, and communication style. If something seems off, it's probably for a reason!

Enable Smart Tech for Monitoring (Legally)

Use smart noise monitors, doorbell cameras (outside only), and smart locks to keep tabs on unusual activity, always disclose to guests per local laws. This will tip you off if guests are having a large party that will damage your property.

Know the Platform's Host Guarantee or Insurance Coverage

Make sure you understand what's actually covered, and how to file a claim with Airbnb, Vrbo, or your insurance provider. Don't wait until damage happens to find out.

Have Short-Term Rental Insurance

Regular homeowner's insurance usually won't cut it. Get a policy tailored to vacation rentals that includes liability and property damage.

Train Your Cleaning Crew to Flag Issues

Ask your cleaners to report damage immediately after check-out with photos and time stamps. They will be the first ones in to see the property, and can alert you as soon as possible!

Create a Simple Damage Report Process

Keep a template ready for reporting issues to guests, platforms, or your insurance, include what happened, supporting evidence, and cost of repairs.
